Pacifica's El Granada neighborhood features classic 1950s and 1970s coastal ranch homes. These properties face unique challenges: persistent fog, salt spray, and moisture damage. Hillside lots add drainage complexity. Mold and erosion risk require specialized coastal construction expertise. ASL has completed design-build projects throughout Linda Mar and nearby Pacifica communities, addressing moisture barriers, foundation reinforcement, and weather-resistant finishes that protect homes from the Bay Area's toughest coastal conditions.

Scope: Project Story: This El Granada renovation transformed both the primary bathroom and guest bathroom, each with very different challenges. The primary bathroom was dominated by an oversized built-in tub, heavy tiled structures, and an inefficient layout, while the guest bathroom.
Project Highlights
Primary Bathroom: Solving a Hidden HVAC Obstacle
During demolition, our team discovered a large HVAC duct buried inside the original tub and wall construction. We fabricated custom ductwork with a much flatter profile to reroute the system. That new ductwork integrates cleanly into a low pony wall and ledge. The result preserves the open floor plan completely. No mechanical equipment is visible in the finished space. This El Granada bathroom remodel shows how good planning solves great surprises.
Primary Bathroom: An Open, Spa-Like Space
Removing the oversized built-in jetted tub and heavy tiled structures freed up substantial floor area. We installed a freestanding soaking tub, a walk-in shower with frameless glass, and custom cabinetry with coordinated fixtures and lighting. New waterproofing and modern plumbing fixtures run throughout. The tile selection and finish coordination give the room a clean, consistent look. Circulation through the space improved dramatically without changing the original footprint.
Guest Bathroom: Cleaner Layout, Better Function
The guest bathroom carried a bulky raised shower structure that made the room feel cramped and dated. Our crew removed that construction entirely and redesigned the shower with new tile, updated plumbing fixtures, and coordinated lighting. Fresh cabinetry and a new vanity replaced the old finishes. The reconfigured layout uses the existing footprint far more efficiently. This Pacifica bathroom remodel project proves that smart demolition creates real, usable space.
